Spring Maintenance

springtime maintenance

As a Homeowner there are seasonal maintenance items that need to be paid attention to and addressed. But that is what owning a home is about. Taking care of the roof over our heads. And it really CAN be fun and rewarding!

Here are just a few Spring Homeowner Maintenance recommendations. These are our Top Items to consider and take care of, but always remember that there may be other items in your home that require maintenance.

  • Check and replace your furnace filter. And if you have Air Conditioning, have a qualified Heating Contractor service your A/C unit.
  • Check for loose or leaky gutters and also check downspouts. Ensure that they drain away from the foundation and are free from debris and / or damage.
  • Inspect concrete slabs for cracks. For all cracks power wash the concrete (weather permitting) and then use concrete caulk to fill the cosmetic and typical cracks. The key is to prevent water from getting into these usual cracks and freezing and then thawing. And there is no better time than Spring.
  • Check for low areas where usual settlement may or may not have occurred. Any areas that have what is called negative drainage or don’t drain at all should be filled in with dirt to achieve the original drainage.
  • Check the roof shingles (in case of any damage from the winter). Do this from the ground and Not on the roof.
  • Prior to turning on your irrigation or calling the landscaper to start up the sprinklers, check for any freeze damage at the back flow and hose bibs. Damage usually occurs if you leave a hose hooked up to the hose bibs, if you don’t properly winterize your irrigation system, and other reasons.
  • Check all yard and landscape maintenance tools and equipment to ensure that they are functioning and safe.
  • Clean your dryer vent and check the washing machine fill hose.
  • Check exterior siding for any cracks or damage and repair and / or repaint as needed.
  • Check all batteries in your smoke detectors.
  • Check seals around windows and doors.
  • Clean your dryer vent and check the washing machine fill hose.
  • CLEAN, Clean, clean. Hose off your porch, your patio, any decks, and your garage. Rake leaves, remove any organic materials for your yard and any debris. Clean the inside of your home too. It’s Spring and LIFE is coming back. Bring it back into your home too!
